Huntersville is taking a major step toward shaping its future as a transit-oriented, mixed-use community. In a unanimous vote, the Huntersville Town Board approved rezoning for an $80 million Lake Norman mega-development known as Station South, a project designed to align with the town’s long-term growth and public transit plans.

Located along N.C. 115 (Old Statesville Road) just north of Sam Furr Road, Station South will be developed by Peak Development, a Charlotte-based firm known for successful mixed-use projects across the region.


A Vision for Transit-Oriented Growth

Station South is strategically planned near a proposed Red Line commuter rail station, positioning it as a forward-thinking development that integrates housing, retail, public spaces, and future transit access.

Town leaders emphasized that the project reflects Huntersville’s desire to encourage higher-density, walkable developments in areas suited for long-term growth.

Commissioner Edwin Quarles described Station South as:

“A true vibrant mixed-use development… a project that will help the other nearby businesses in that area.”


What Station South Will Include

The 21-acre development will feature a blend of residential, commercial, and community-focused spaces designed to create a live-work-play environment.

Residential Components

  • Up to 348 multifamily units total
    • 278 apartments
    • At least 64 townhomes
  • Five attainable homes targeted for essential workers, such as:

    • Police officers

    • Teachers

    • Firefighters

    • EMS responders

These attainable units reflect Huntersville’s effort to address housing affordability while supporting the professionals who serve the community.


Commercial & Community Space

Station South will also include 59,100 square feet of non-residential space, featuring:

  • Retail and commercial storefronts

  • Mixed-use buildings

  • A 25,000-square-foot parking deck

  • A 25,000-square-foot central plaza designed for community gathering

  • Public art installations and open spaces

In total, the project will consist of 20 apartment, townhome, commercial, and mixed-use buildings, creating a dynamic and connected neighborhood.


Strong Support From Town Leadership

Multiple commissioners praised the project for its design, affordability focus, and alignment with future transit plans.

Commissioner Jennifer Hunt shared:

“I like that it’s forward-thinking and is incorporating the future transit plan in the design. I appreciate the affordable units that you’re allocating, and I love the fact that it’s mixed-use.”

Newly appointed Commissioner Scott Coronet highlighted the creative elements:

“Doing public art won it for me.”


Addressing Traffic and Infrastructure Concerns

While the Huntersville Planning Board narrowly approved the rezoning in April with a 4–3 vote, some concerns centered on traffic impacts—particularly if Mecklenburg County voters rejected funding for transportation improvements.

Those concerns were ultimately eased when voters approved a 1-cent sales tax referendum, which will help fund:

  • Road improvements

  • Public transportation

  • The long-anticipated Red Line commuter rail

With transportation funding secured, the Town Board felt confident moving forward with Station South.
