Step 1: Understand Why You're Selling

For example, if you need to sell quickly, you might want to price your home lower than if your goal is to make a certain profit margin. Make sure you convey these needs to your team of real estate agents once you choose one so they can adjust your selling price accordingly.

If you’ve kept your home in showroom condition since you’ve lived in it, you’re in the minority of homeowners. Once you price your home, it’s time to start getting it ready to be shown to potential buyers. This includes getting rid of clutter, depersonalizing the space so that buyers can envision themselves in the space, making any small repairs, and doing a deep clean to make sure your home is in pristine condition. Step 4: Develop a Marketing Strategy

Your Temple Team agent will work hand-in-hand with our Listing Partner, who has about 25 years of experience, to develop a marketing strategy tailored specifically for your home. Professional photos, video components, and brochures can help you put your best foot forward and then make your home memorable amongst a buyer's many showings. Once the home is listed, our advertising is designed to drive the right people to that listing through a vast network of websites, MLS marketing, social media campaigns, agent-to-agent referrals, traditional media, and SEO advertising. We utilize a professional Social Media company to promote your property on Instagram and Facebook. The Temple Team excels at creating a marketing campaign that aims to get the most possible traffic to your listing in a short amount of time.

Step 5: Evaluate Offers

Receiving an offer is an exciting part of the process, but it doesn’t mean the journey is over. Your Temple Team agent will evaluate every offer and make sure the party making the offer is prequalified/pre-approved by a mortgage lender or has proof of funds. We will go over the offer from price to terms and discuss whether the offer is acceptable to you. From there, you can go ahead and sign, or we can help you negotiate more acceptable terms. Sometimes negotiations are easy and other times they can get tough, yet with The Temple Team, you will have an expert on your side to guide you every step of the way. When both parties have agreed to the terms, a final contract will be set up for everyone to sign.

Step 6: Contract-to-Close

You have accepted an offer and are now very close to the end of your selling journey. This is when The Temple Team's experienced Transaction Coordinator comes into play, helping your agent keep all the moving pieces required carefully organized. The first part of contract-to-close is the due diligence period. This is the time period in which the buyer and their lender complete any investigations, such as formal inspections, survey, and an appraisal. In some cases, major or minor repairs might be requested, in which case your Temple Team agent will review the inspection report with you and help you negotiate an acceptable agreement. If an agreement is reached and we pass the due diligence date, it is time to proceed towards closing. While you are completing any repairs and packing for your move, our team will ensure everything is in order by the closing date by keeping in regular touch with the buyer's agent, the lender (if applicable), and the closing attorney. We also will send you regular emails reminding you of any actions you need to take, as well as giving you updates so you are well-informed as you proceed towards closing.

Step 7: Closing

Shortly before the closing, the buyers will do a final walk-through to ensure you've left the home in closing-ready condition upon your move-out, with any repairs that were negotiated completed. You’ve then reached the last step in the seller’s process. When you close on a home you are selling, you are legally transferring ownership of the property to the new buyer. In North Carolina, closings are conducted by a real estate attorney. Once the closing appointment is complete and all necessary documents signed by both parties, the attorney will send the deed to the county courthouse for recording. Once you receive word the property transfer has recorded (usually same day) the attorney can release your seller proceeds, and it's time to celebrate!
