During a recent strategic planning retreat hosted by the Town of Troutman, economic development officials highlighted the county’s impressive momentum. Population growth, job creation, and major capital investments are increasing rapidly as the Charlotte region continues to attract businesses and new residents from across the United States.

This growth isn’t happening by accident. A combination of affordability, infrastructure, workforce development, and quality of life is helping transform Iredell County into one of North Carolina's most dynamic economic hubs.

 

Charlotte’s Growth Is Fueling Regional Expansion

The rise of the Charlotte region has played a significant role in shaping economic opportunities across surrounding counties. As one of the fastest-growing metropolitan areas in the United States, Charlotte continues to draw businesses and residents who are seeking a strong job market, business-friendly policies, and a high quality of life.

The numbers tell a compelling story. Approximately 157 new residents move into the Charlotte region every day, adding up to more than 57,000 new people annually. This sustained growth is spreading outward into neighboring communities, including Iredell County.

With a population that continues to expand rapidly, the broader Charlotte area has become a magnet for businesses across multiple industries. Companies are increasingly choosing nearby counties for expansion because they offer:

In recent years, the town has experienced remarkable growth. Since 2020, Troutman’s population has increased by nearly 17 percent, rising from about 3,700 residents to more than 4,400.

  • Median household income increased 57.5 percent in five years, rising from roughly $41,786 to $98,562.

  • The town’s tax base grew 199 percent between 2019 and 2025, expanding from approximately $497 million to nearly $1.5 billion.

 

These numbers reflect both rising economic activity and growing demand for housing and commercial development in the area.

Troutman has already attracted two of the top 20 major economic development projects in Iredell County, bringing 525 jobs and $176 million in investment.

 

Major Industrial Projects on the Horizon

The growth trajectory in Troutman is expected to continue as several large industrial developments move forward.

One of the most significant upcoming projects is the 77 North Logistics site, a 150-acre industrial development that will include a one-million-square-foot built-to-suit facility. Construction is expected to begin around 2026, and the project will create new opportunities for logistics and distribution companies looking to expand in the region.

Another major project, North Fork Business Park, will add 500,000 square feet of industrial space designed for flexible use by multiple companies. Infrastructure work and site preparation are already underway, signaling strong demand from businesses seeking ready-to-build locations.

A third development, known as Northside 77, will deliver 698,000 square feet of industrial space across three buildings. Like the other projects, these facilities will be built to suit the needs of future tenants.

Together, these projects represent a significant investment in the local economy and reinforce Troutman’s growing role as an economic engine within Iredell County.

 

Workforce Development: Strengthening the Region

While infrastructure and location are important factors, long-term economic success depends heavily on workforce development. Iredell County has invested heavily in building a strong talent pipeline through partnerships between schools, colleges, and local employers.

One example is the collaboration between local school districts and the Career and Technology School (CATS) in Troutman. These programs help prepare students for careers in fields such as manufacturing, engineering, and information technology.

Community colleges also play an important role in the region’s workforce strategy. Mitchell Community College, with campuses in Statesville and Mooresville, offers a wide range of short-term training programs and certifications designed to meet the needs of local employers.

These programs provide:

Enrollment at Mitchell Community College has increased by about 15 percent, reflecting strong demand for career-focused education.

Local school systems are also aligning their curriculum with industry needs to ensure students graduate with practical skills that employers value.

Both Iredell-Statesville Schools and the Mooresville Graded School District are participating in the Futures CoLab “Skills for the Future” pilot program. This initiative focuses on helping students develop both technical and soft skills needed for success in modern workplaces.

Funded by a $4 million grant, the program brings together educators, parents, businesses, and community partners to help shape the next generation of workers.

Recent improvements in educational outcomes highlight the progress being made:

 

  • High school graduation rates have increased.
  • The number of residents with degrees or professional credentials has risen to 55 percent.
  • Adult education programs are expanding workforce opportunities.

 

These efforts contribute to a more competitive labor force, which in turn helps attract businesses to the region.

 

Iredell County Experiencing Rapid Population Growth

Population growth across Iredell County has been strong for more than a decade.

Since 2015, the county’s population has increased by approximately 22 percent, reaching more than 206,000 residents. In 2025 alone, the county added around 6,000 new residents, making it the fastest-growing county in the Charlotte region that year and the sixth fastest-growing county in the state.

The county’s average age is 41, reflecting a balanced mix of working professionals, families, and retirees who are drawn to the region’s affordability and lifestyle benefits.

In addition to population growth, wages are rising. Between 2018 and 2024, the county experienced 35 percent growth in average wages, another sign of strengthening economic conditions.

 

Billions in Investment Driving Economic Momentum

Economic development efforts have produced impressive results in recent years.

Since 2020, Iredell County has secured:

 

  • 104 economic development projects
  • 6,600 new jobs
  • $3.2 billion in capital investment

 

These projects span multiple industries, including manufacturing, logistics, and technology.

The county’s development pipeline remains extremely active. Officials report 142 inquiries from companies exploring potential projects, with 58 active proposals that could bring 13,600 additional jobs and $9.5 billion in investment if completed.

Manufacturing currently leads the pipeline, accounting for 91 active requests from companies evaluating possible expansion locations.

 

The Charlotte Region’s Economic Strength

The broader Charlotte region continues to be one of the most powerful economic drivers in the Southeast.

With a population of more than 3 million residents, the region is projected to grow to 4.7 million people by 2050. This growth is supported by strong industries such as finance, manufacturing, logistics, and technology.

Charlotte is currently the second-largest banking center in the United States, behind only New York. The region also has the largest manufacturing workforce in the Southeast, making it attractive to companies seeking skilled labor.

Each year, more than 34,500 students graduate from over 40 colleges and universities across the region, providing a steady flow of new talent into the workforce.

The region’s transportation network is another key advantage. Businesses benefit from:

 

  • Four major interstate highways
  • Over 800 miles of freight rail
  • Access to three major seaports within four hours

Together, these factors create a powerful ecosystem that supports continued economic expansion.

 

Emerging Industries Shaping the Future

Looking ahead, several high-growth industries are expected to drive the next wave of economic development in the region.

Among the sectors seeing increasing demand are:

  • Logistics and distribution

 

These industries often require significant infrastructure support, including high power capacity, reliable water and sewer systems, and natural gas availability.

Companies are also increasingly looking for “shovel-ready” development sites where construction can begin quickly. Communities that can deliver fast site preparation and infrastructure installation will likely have a competitive advantage.

 

Business Confidence Remains Strong

Despite global economic uncertainties, many local business leaders remain optimistic about the region’s future.

A recent survey of employers in Iredell County revealed that most businesses report stable employment levels, and about half plan to hire additional workers within the next three years.

Many companies also expect sales growth over the next year, although fewer businesses currently plan major expansions due to broader economic concerns.

Local leaders consistently praised the county’s strengths, particularly:

 

  • Quality of life
  • Strong public safety services
  • Business-friendly policies
  • Community support for growth

 

However, business owners also expressed concerns about factors beyond the local level, including inflation, tariffs, global economic conditions, and ongoing supply chain challenges.

As the Southeast continues to attract businesses and new residents, Iredell County appears well-positioned to capture a significant share of that growth.

Its combination of strategic location, infrastructure, workforce development, and affordability provides a powerful foundation for continued expansion.
