Texas Developer Plans New Mixed-Use Community Near Lake Norman

A new mixed-use development is being proposed in the Lake Norman area, adding to the region’s ongoing growth and evolution. Public records show that a Texas-based developer is planning a large-scale community that would combine residential living with commercial and retail space in northern Mecklenburg County.

Overview of the Proposed Development

The project is being submitted by High Street District Development Inc., a subsidiary of Dallas-based Trammell Crow Co., a national real estate development firm. The proposal has been filed with the Huntersville Planning Department and outlines a mixed-use community that would include 259 multifamily residential units along with commercial components.

The development is planned for an 11.87-acre site on Old Statesville Road near Mount Holly-Huntersville Road. According to town documents, the project is currently referred to as the Old Statesville Road Mixed-Use development.

Residential and Commercial Components

If approved, the community would consist primarily of multifamily housing, designed to support a growing population in the Lake Norman and Huntersville area. In addition to residential units, the proposal includes commercial space, intended to provide services, retail, or business opportunities that could support both residents and the surrounding community.

As part of the development process, the rezoning request calls for the removal of an existing greenhouse and accessory buildings currently located on the property.

Planning and Rezoning Process

The project is still in the early stages of review. The Huntersville Board of Commissioners is expected to consider scheduling a public hearing on the rezoning request during its upcoming meeting. The proposed public hearing is set for 6:00 p.m. on February 3 at Town Hall, located at 101 Huntersville-Concord Road, pending board approval.

Following the public hearing, the Huntersville Planning Board would review the proposal and make a recommendation. The Planning Board serves in an advisory role, offering guidance to the Town Board but not making final decisions.

The Town Board of Commissioners will ultimately have final authority on whether the rezoning request is approved. A date for the final vote has not yet been scheduled.
