Virginia Builder Proposes 200+ Townhomes Near New Mooresville Highway

A Virginia-based homebuilder is proposing a large townhome community near Lake Norman as Mooresville continues to balance growth with development limits.

Stanley Martin, a builder based in Reston, Virginia, has submitted plans for a new townhome development called Gabriel Farms along N.C. 115 in Mooresville. The project would include about 218 townhomes on a 50-acre site located just south of Langtree Road and Mount Mourne Loop, and just north of Mooresville’s East-West Connector — a four-lane divided highway currently under construction.

 

Project Overview

According to planning documents, the Gabriel Farms community would feature:

  • More than 200 townhomes
  • A recreational area
  • Sidewalk connections to a future greenway
  • Proximity to the new East-West Connector

The homes are described as “market rate” housing, intended to serve working residents such as teachers, firefighters, and other essential workers. No specific price range has been announced.

 

Planning and Approval Process

The Mooresville Planning Board has scheduled a public hearing and vote on the required rezoning at 6 p.m. on Tuesday at Town Hall. The Planning Board acts as an advisory group, making recommendations to the Mooresville Board of Commissioners, which will make the final decision at a later meeting.

If approved, the developer expects the first phase of construction to be completed by 2030.

 

Traffic and Infrastructure

A traffic impact analysis has already been completed for the project. According to the developer’s legal representative, Stanley Martin is prepared to work with the town to reduce traffic impacts related to the development.

The site’s location near the East-West Connector is expected to play a key role in managing future traffic flow as the area continues to grow.

 

Growth and Housing Demand in Mooresville

Mooresville has seen significant population growth over the past several decades, increasing from about 8,600 residents in 1980 to nearly 55,000 today. Town leaders have recently expressed concern about rapid development, signaling a more cautious approach to approving large projects.

At the same time, developers argue that Mooresville faces a housing shortage, particularly for market-rate homes that serve working families and essential employees.

As the rezoning process progresses, residents will have opportunities to provide input during public meetings before a final decision is made.
